EBS Realty Partners and Penwood Real Estate Investment Management broke ground on Apex Ridge Logistics Park, a two-building industrial project of about 1.36 million square feet in North Las Vegas, EBS announced in a release posted March 1. The Las Vegas Review-Journal reported on March 5 that the project would cost roughly $175 million and was expected to be finished in mid-2027.

The Project

EBS said Apex Ridge totals 1,358,005 square feet across two buildings:

  • Building one: 755,628 square feet
  • Building two: 602,377 square feet

EBS described the site as more than 90 acres, while the Review-Journal reported 91 acres. The Review-Journal placed the park about 20 miles northeast of the Las Vegas Strip.

The buildings are being developed on spec, meaning without signed tenants. EBS said they are designed for e-commerce, manufacturing and distribution users, with access to Interstate 15 by way of Las Vegas Boulevard. According to EBS, nearby companies in the Apex area include Smith's-Kroger, Air Liquide, DHL and Crocs.

EBS said it is delivering or advancing more than 2.6 million square feet of industrial space across 11 projects in Southern Nevada.

Site History

The Review-Journal reported that Ball Corp. bought the site for about $28.3 million in 2021 and dropped its plans for it in 2023. EBS and Penwood bought the land for $31 million in 2024, according to the Review-Journal.

The Review-Journal reported that Ball had planned a $290 million plant on the site to supply aluminum containers to beverage customers, and said in 2023 that it had permanently discontinued those plans.

The pad itself was built before EBS bought the land. In 2025, a representative for the developers told the North Las Vegas Planning Commission that the site required significant blasting to level the land and create a detention basin, according to meeting minutes cited by the Review-Journal. Weston Adams, president of Western States Contracting, sold the property to Ball and built the pad under that contract, the Review-Journal reported. He told the newspaper his team drilled and blasted the mountain and used large mining equipment to move about 2 million cubic yards of dirt, over about 14 months, at a cost of $22 million. The plot sits roughly 125 feet above ground, according to Adams.

EBS cofounder Quinn Johnson described the site to the Review-Journal as a superpad built into the side of a mountain. "It is quite the engineering marvel," he said.

Other Activity in Apex

The Review-Journal reported several recent deals in the Apex area:

  • DHL leased two buildings totaling around 1.2 million square feet, built in 2023 and 2024, to operate as a contract logistics provider for a client.
  • Switch bought roughly 176 acres for $85.5 million in December.
  • Novva Data Centers bought nearly 205 acres for almost $181 million the previous summer.

John Stater, Las Vegas research manager at Colliers, told the Review-Journal that the average warehouse and distribution building in Apex is almost 800,000 square feet, compared with around 200,000 square feet valleywide.

What This Means for Owners and Renters

For owners: Apex Ridge adds about 1.36 million square feet of planned industrial space in North Las Vegas, with an expected completion in mid-2027, according to the Review-Journal. EBS said the buildings were designed for e-commerce, manufacturing and distribution users. Because the buildings were started without tenants, no employer or job count had been announced for the park at the time of the groundbreaking.

For renters: The site is in the Apex area along Interstate 15, about 20 miles northeast of the Strip, according to the Review-Journal. Companies already operating in the area include Smith's-Kroger, Air Liquide, DHL and Crocs, according to EBS. No tenants or opening dates for individual buildings had been announced.
