Centurion Mixed-Use Project Breaks Ground in Inspirada
By The Property Management Firm
Published
Sansone Companies held a ceremonial groundbreaking on Thursday, Feb. 26, for Centurion, a 24-acre mixed-use project in Henderson's Inspirada area planned for 600 apartments and a retail center anchored by Sprouts, according to KSNV News 3 and the Las Vegas Review-Journal. The retail portion is being built first.
The Plan
KSNV described Centurion as a horizontal mixed-use development, with apartments and commercial space spread across the site. The Review-Journal reported the site is at Via Centro and Via Inspirada.
The two outlets reported the retail space differently:
- KSNV reported that Phase One would deliver more than 80,000 square feet of retail across nine buildings on about 10 acres.
- The Review-Journal reported plans for 78,756 square feet of retail space, including a Sprouts grocery store, citing the project's publicity materials.
Both outlets reported the 600 apartments. A Sansone announcement published by Nevada Business Magazine said Phases Two and Three will hold the residential portion, with about 600 units in four residential towers, plus a leasing office, a clubhouse and other resident amenities. KSNV reported that the development sits directly next to the future 63-acre Inspirada Station by Station Casinos.
Tenants and Timeline
KSNV reported that current tenants include Sprouts, a tavern and other food and service businesses, including a nail salon and a wellness center, with more tenants to be announced. The Review-Journal reported that Phoenix-based Sprouts Farmers Market, which has several locations in the Las Vegas Valley, did not respond to a request for comment.
The two outlets also described the schedule in different terms:
- The Review-Journal reported that the retail portion would be built first and finished by the end of the year, with the full project taking several years. Miles Sansone told the newspaper that the retail phase alone would cost around $60 million.
- KSNV and the Sansone announcement said Centurion is expected to be completed in three phases over the next five to seven years.
Site History
The Review-Journal reported that Sansone, a family-owned company, bought the property for about $15.1 million in June 2020, according to property records, and that the Henderson City Council approved plans for the project in 2024. Miles Sansone told the newspaper that the pandemic changed the timing of the development but not the company's plans for the site. Site work was underway at the time of the groundbreaking, the Review-Journal reported, and heavy equipment was moving dirt on the site during the ceremony.
The company's announcement described plans for plazas, shaded patios and walkable retail. Miles Sansone, head of development and finance, called the project "a modern, walkable environment that blends high-quality retail with much-needed housing," according to the release. The company said more updates and phase milestones would be announced as construction progresses.
Sansone Companies is a Southern Nevada commercial and residential real estate development and management firm, according to KSNV.
What This Means for Owners and Renters
For owners: Centurion adds a planned 600 apartments and a retail center to the Inspirada area, at the southern edge of the valley, with retail scheduled first. KSNV reported the site is next to the planned 63-acre Inspirada Station. The Review-Journal put the cost of the retail phase at about $60 million.
For renters: Sprouts and several food and service tenants were named for the first phase, according to KSNV. The apartments are part of Phases Two and Three, according to Sansone, and no opening date for them had been announced. The Review-Journal reported that Miles Sansone described retail services in the area as lacking, and the first phase is the retail center. The site is next to the planned Inspirada Station by Station Casinos, KSNV reported.
