Developers Close on Land for 6,000-Home Monument Hills
By The Property Management Firm
Published
Olympia Companies and Bruin Capital Partners bought roughly 940 acres in northwest Las Vegas for Monument Hills, a planned community of up to 6,000 homes, the Las Vegas Review-Journal reported on Sept. 2. The developers paid $94 million for the land, Olympia executive vice president Chris Armstrong told the paper, and property records show the sale closed the week before. City officials announced the project the same day, FOX5 reported. By the Review-Journal's account, it is the largest new community in the region in years.
The Land Sale
The site came from federal land. According to the Review-Journal, the Bureau of Land Management sold the property to the city of Las Vegas, which then sold it to the development group. The paper reported that the city picked Olympia in summer 2019 to develop the land, and that the Las Vegas City Council approved a transfer agreement with the developer in summer 2025.
FOX5 reported that the project followed years of coordination to acquire the public acreage from the BLM and reallocate it for municipal development. The Review-Journal described Monument Hills as having been in the works for years, and the station reported that the city announced the project on Wednesday, Sept. 2.
The Review-Journal noted that several existing master-planned communities in Southern Nevada cover more land than Monument Hills, but said that by all appearances it is the largest new community in the region in years. "It's definitely the largest in a while," Armstrong told the paper.
Who Is Developing It
Olympia, led by founder Garry Goett, has developed other communities in the region, including Southern Highlands and Skye Canyon, according to the Review-Journal. Its partner, Bruin Capital Partners, is led by longtime Southern Nevada developer Larry Canarelli, the paper reported.
The Review-Journal explained that in large projects like this, developers generally acquire the land, build roads, parks and other infrastructure, and then sell sections to homebuilders.
Where It Is and What Is Planned
The Review-Journal reported that the land, in the upper northwest part of the valley, sits just east of the Las Vegas Paiute Tribe's golf course along U.S. Highway 95 and west of Tule Springs Fossil Beds National Monument. FOX5 described the project as a master-planned community in northwest Las Vegas that will include housing across a variety of market segments, and reported that it would bring up to 6,000 homes over the next several years.
According to the Review-Journal, plans for Monument Hills include:
- Up to 6,000 homes
- About 90 acres of parks and trails
- Two locations for schools
- Land for commercial uses
The developers plan to sell plots to homebuilders over a period of years, and they expect the first homes to be ready in spring 2028, the paper reported.
The Review-Journal described the site as open desert just past the upper edge of the built-out part of Las Vegas. Under the approach the paper described, waves of new housing tracts would be developed there as the developers sell sections to builders.
What This Means for Owners and Renters
For owners: Monument Hills is planned to be built out over years, with land sold to builders in phases and first homes expected in spring 2028, according to the Review-Journal. The sources did not name the homebuilders that will build there. The developers paid $94 million for roughly 940 acres, according to Armstrong.
For renters: No homes were available at the time of the announcement, and the sources did not say whether any homes in the community will be offered for rent. The project's timeline points to the first homes in spring 2028.
