KB Home has broken ground on Sandstone, a new North Las Vegas community planned for more than 1,500 homes, KTNV reported on July 2. The development covers nearly 500 acres near Losee Road and the 215 Beltway, according to the station. Days earlier, Smith's Food & Drug announced a $35.9 million supermarket nearby, the Las Vegas Review-Journal reported. For local owners and renters, the two projects add planned homes and a planned grocery store in the same part of North Las Vegas.

What KB Home Is Building

According to KTNV, Sandstone will include two-story townhomes and single-family houses on what is now open land. Jim McDade, division president for KB Home Las Vegas, told the station that starting prices will be in the low $300,000s.

McDade also told KTNV:

  • Model homes were already under construction.
  • KB Home planned a grand opening in September.
  • He expected the first residents to move in around November or December of this year.
  • Buyers will be able to choose how much they personalize their homes, adding as little or as much as fits their style and budget.

McDade said the company is building an overpass as part of the development, and he told the station he expects the project to benefit nearby retail around North 5th Street and Losee Road. KTNV also spoke with a North Las Vegas resident who said she welcomed the new homes and the planned grocery store.

Smith's Plans a New North Las Vegas Store

On Tuesday, June 30, Smith's announced plans for a 122,000-square-foot store at 900 W. Tule Springs Parkway, just north of the 215 Beltway at Revere Street, the Review-Journal reported. According to the paper, which cited the company's news release:

  • The store will cost $35.9 million.
  • It is scheduled to be completed in 2027.
  • It will be the 48th Smith's in Nevada.

Smith's President Kenny Kimball said in the release that North Las Vegas is growing and that the company planned to open a new store in the area, the Review-Journal reported.

The Review-Journal described Smith's, which is owned by The Kroger Co., as one of the biggest supermarket chains in the Las Vegas Valley, and reported that the North Las Vegas location had been in the works for some time. Smith's bought the roughly 11-acre site for about $14.8 million in spring 2024, according to property records cited by the paper. KTNV reported that the store site is about a five-minute drive from Sandstone and described it as a $36 million Smith's Marketplace.

Two Projects in the Same Area

The two announcements came within days of each other and are close together on the map. KTNV placed Sandstone near Losee Road and the 215, and the Review-Journal placed the Smith's site just north of the 215 at Revere Street.

KTNV reported the same timeline for the store as the Review-Journal: completion expected by 2027. Neither source gave a total number of construction jobs for either project, and the sources we reviewed did not say when Sandstone would be fully built out.

What This Means for Owners and Renters

For owners: Sandstone is planned for more than 1,500 homes, a mix of townhomes and single-family houses, according to KTNV. KB Home's timeline, as reported by the station, has the first residents arriving in late 2026. KTNV reported starting prices in the low $300,000s.

For renters: The new Smith's is scheduled for completion in 2027, according to the Review-Journal, so it is not yet open. The Sandstone homes are being built for sale; the sources we reviewed do not mention rental homes in the community.
