Southern Nevada's median price for existing single-family homes was $480,000 in March 2026, down 1.0% from a year earlier, while single-family sales rose 6.8%, Las Vegas Realtors (LVR) reported on April 7. The number of homes listed without an offer also increased, according to the report, which FOX5 and the Las Vegas Review-Journal covered the same day.

Prices

LVR reported these March medians for properties sold through its Multiple Listing Service:

  • Single-family homes: $480,000, down 1.0% from March 2025. The all-time high was $488,995, set in November 2025.
  • Condos and townhomes: $295,000, down 3.8% from March 2025. The record high was $315,000, set in October 2024.

FOX5 reported the same median prices and percentage changes.

Sales and Listings

LVR reported a total of 2,806 existing homes, condos and townhomes sold in March. Compared with March 2025, single-family sales were up 6.8%, and condo and townhome sales were down 9.1%.

At the end of March, LVR counted:

  • 6,456 single-family homes listed for sale without an offer, up 19.2% from a year earlier
  • 2,568 condos and townhomes listed without an offer, up 16.5%

LVR said the March sales pace equaled more than a three-month housing supply, compared with less than a three-month supply a year earlier.

The association also noted that 2025 had the lowest annual sales total since 2007. Sales had generally declined since 2021, when a record 50,010 properties were sold, according to LVR.

Other Highlights From the Report

LVR listed these March figures:

  • Time on market: 71.5% of existing homes and 68.5% of condos and townhomes sold within 60 days, down from 76.0% and 74.2% a year earlier.
  • Cash sales: 21.8% of local property sales were cash transactions, down from 24.6% a year earlier and below the March 2013 peak of 59.5%.
  • Distressed sales: Short sales and foreclosures combined made up 0.9% of existing property sales, compared with 1.1% a year earlier.
  • Total value: More than $1.4 billion for homes, up 6.1% from a year earlier, and nearly $163 million for condos, high-rise condos and townhomes, down 11.8%.

Las Vegas Realtors, formerly known as GLVAR, was founded in 1947 and has nearly 16,000 local members, according to the release. Its monthly statistics cover activity through the end of each month.

LVR President George Kypreos said in the release that rising mortgage rates presented new headwinds, but that the fundamentals of the local housing market remained strong and the association saw solid demand for homes. FOX5's report on the same release included the listing counts, sales totals and supply figures above. The Review-Journal's report on the release gave the same $480,000 single-family median, the same listing counts and the same 6.8% year-over-year increase in single-family sales.

LVR noted that its statistics are drawn from its MLS and do not account for all newly built homes sold by local builders or homes sold by their owners.

What This Means for Owners and Renters

For owners: LVR's March figures showed a median single-family price of $480,000, slightly below a year earlier, with more single-family homes sold and more listings without offers than in March 2025. A smaller share of homes sold within 60 days than a year earlier: 71.5%, compared with 76.0% in March 2025. The total value of single-family transactions topped $1.4 billion, up 6.1%, LVR reported.

For renters: The LVR report covers home sales, not rents. It showed more single-family homes and condos on the market without offers than a year earlier, and a condo and townhome median of $295,000, down 3.8% from March 2025. Cash purchases made up 21.8% of sales, according to LVR.
