Mortenson Plans 397-Room Hotel Near Convention Center
By The Property Management Firm

A new hotel is planned next to the Las Vegas Convention Center. On June 4, Mortenson Development announced that it would break ground on June 15 on a dual-brand AC Hotel and Residence Inn by Marriott at 2989 Paradise Road, with completion expected in summer 2028. The Las Vegas Review-Journal reported on June 9 that the 397-room tower is a roughly $150 million project. For local owners and renters, the company's timeline means about two years of construction on Paradise Road.
What Mortenson Announced
Mortenson Development is the real estate development arm of Mortenson, a U.S. developer and builder. In its June 4 release, the company said it had closed on the site and on its construction financing. Mortenson is serving as both developer and builder.
According to the release, the project includes:
- 233,330 square feet of space
- 397 guest rooms in total: 237 AC Hotel rooms and 160 Residence Inn suites
- A mix of short-stay and extended-stay rooms for convention attendees, business travelers, longer-stay guests and leisure visitors
- Meeting and event space for small and mid-sized groups
- A fitness center, a coffee bar and retail market, and a Residence Inn lounge with a breakfast area
- A rooftop pool deck with a patio, bar and AC Hotel lounge
PK Architects of Tempe, Arizona, designed the building, and Denver-based Wild Muse Interiors is handling the interiors, the company said.
Project Details Reported by the Review-Journal
The Review-Journal reported that the hotel will be 18 stories tall and will stand on Paradise Road across from the Westgate. It will be built next to an existing 23-story SpringHill Suites hotel, on what had been a surface parking lot at that property, according to county records cited by the paper. Mortenson holds a ground lease for the site, the paper reported, also citing county records.
Nate Gundrum, Mortenson's vice president of development, told the Review-Journal that the hotel is a roughly $150 million project. He also confirmed that it is the company's first Las Vegas project as owner and developer. Mortenson has built other large projects in the valley: the paper noted that it teamed with McCarthy Building Companies on the 65,000-seat Allegiant Stadium and is working with that contractor again on the Athletics' 33,000-seat ballpark. Gundrum told the paper that the company expects the hotel to draw both business and leisure travelers, and that pairing two brands lets it serve regular travelers and extended-stay guests.
A Second Tower Approved Years Ago
The site has been planned for a second hotel tower for a long time. The Review-Journal reported that Clark County commissioners approved a two-tower hotel project there in 2007. The first tower was finished in 2009, but the second was never built, and those plans expired after several time extensions, according to county records cited by the paper.
Ownership of the existing hotel has also changed. The Review-Journal reported that Virginia hotel owner Apple Hospitality REIT announced in late 2023 that it had acquired the 299-room SpringHill Suites for around $75 million. County records show the existing hotel sits on a 1.7-acre parcel, and the property also has a parking garage, according to the paper.
The paper also reported that Clark County commissioners approved plans for the new hotel next door in September 2025.
What This Means for Owners and Renters
For owners: Mortenson's timeline runs from a June 15, 2026 groundbreaking to completion in summer 2028, so construction on this stretch of Paradise Road is planned to continue for about two years. Neither source gives a construction workforce figure or a count of hotel jobs once it opens.
For renters: The project is a hotel, not housing. The Residence Inn portion is designed for extended-stay hotel guests, according to Mortenson. The sources we reviewed do not describe lane closures or traffic changes on Paradise Road during construction.
